Why it pays to get Independent Advice
As releasing equity is normally a lifelong decision, seeking Independent advice should not only help you find the right scheme, but also offer you the following benefits over going direct to a single provider:-
Access to major lenders who will not deal directly.
Although you may be able to obtain information about most equity release schemes, a large number of providers will not accept a direct application and insist on you getting independent advice, to ensure you have been properly advised.
We can often find you a lower interest rate- helping you retain more equity in your home.
Once we have identified exactly what you want from any scheme, we will automatically obtain comparative quotes from those providers who meet your requirements and, everything else being equal, will always recommend the one that cost the least over what is expected to be your remaining life/s. These are quite often offered by those who do not sell directly to the consumer.
Even some of the providers who also do sell directly to the public, will often provide us with the same product but at typically 0.23 -0.25% lower rate, due to the cost savings they achieve in not having to employ and regulate their own staff. Whilst this may not seem a considerable difference, over a remaining life of say just 16 years 0.24% of a difference * on a loan of say £40,000 can save £4,071.59 in the total amount repaid at the end, due to the effect of compound interest. This clearly more than compensates for any initial fees we may charge you for our time advice and expertise, (see our Initial Disclosure Document).
Source *Prudential 6.02%, the overall cost for comparison is 6.4%APR via ourselves, compared to 6.26%, the overall cost for comparison is 6.6%APR direct.
Both rates and the figures applicable as at 12/10/2006.
You receive unbiased advice – no prejudice
Rather than being told by a single company representative, why their specific product or at best company plans are the best for you, at our first meeting we will simply discuss with you and any interested family members, what your needs and preferences are, answer any queries you may have and then we will go away to research the market and find the best fit to present at a second meeting. At the second meeting we will present our findings and explain to you why we would recommend any scheme suits your needs above any others and we would document this is a detailed report we would give you and your family to keep. This way you receive impartial advice.
More convenience
Rather than having the inconvenience of having several different company reps or their call centres, trying to making appointments, and each time being told why theirs might be the best, simply by arranging an appointment with one of our Independent Financial Advisers, you will receive impartial advice, from one single source. This should prove to be much more convenient especially for any working family members who you may like to involve in any discussions.
Wider financial advice
Unlike some single company representatives who may only be able to limit their advice to one type of specialist equity release, being Independent Financial Advisers, not only can we advise you on different methods of releasing equity including:-
- All forms of Lifetime mortgages including Interest Only mortgages, Drawdown Lifetime Roll Up Mortgages and Home Income plans.
- Reversion schemes
We will also look to offer you the opportunity to receive ongoing advice in other areas such as on amongst other things;-
- Reducing any applicable Inheritance Tax
- Providing additional income from any money released
- Meeting the cost of any Long Term Care which may be required at some stage in the future
